Fall Roofing Checklist: Prepare Your Roof for Winter Weather

As the leaves begin to fall and temperatures start to dip, now is the time to get your roof ready for the winter months ahead. A little preventative maintenance this fall can save you from costly repairs later.

Here are some things you should add to your roofing checklist: 

Seal Roof Vents and Penetrations

  • Homeowners: Have your contractor check chimneys, skylights, and vent pipes for gaps or cracked sealant. Even small leaks can lead to interior water damage or mold. 
  • Commercial Properties: Pay special attention to flat roofs, HVAC penetrations, and large exhaust systems where leaks are more common. Reapply caulking or flashing to keep water and ice from infiltrating the structure. 

Clear Gutters and Downspouts

  • Homeowners: Clean out leaves and debris to prevent ice dams, which can back water up under shingles and into your home. 
  • Commercial Properties: Flat and low-slope roofs often rely on interior drains and scuppers. Ensure they’re cleared so that melting snow doesn’t pool and stress the roof structure. 

Inspect Attic Ventilation

  • Homeowners: Abnormally hot or damp attics, or attics that smell of mold or mildew, can be a sign of poor ventilation. Adequate ventilation allows moisture and heat to escape, preventing damage and alleviating the risk of mold which can be detrimental to the health of your loved ones. 
  • Commercial Properties: Proper ventilation also reduces heating costs and prevents moisture buildup in large roof systems. Check soffit vents, ridge vents, and mechanical fans to make sure they’re functioning correctly. 

Red Flags to Watch For
